Realty World Today has been in the business for 12 years. Our agents have over 33 years of combined experience in the Onslow county market! We all have a variety of back grounds and we work as a team in marketing your home. We all have several earned designations and certifications, some of which include, GRI (Graduate of the Real Estate Institute), E-Pro (effectively using internet marketing to advertise your home) SFR (Short Sale and Foreclosure, trained to assist on either side of Short Sales and Foreclosures) and so very many more. Best of all, we are all REALTORS®. This means that we have gone above and beyond just the normal training of being a Real Estate agent. We have taken further training and subscribe to a very high code of ethics in our business.
What is Your Average List-Price-to-Sales-Price Ratio?
Our list price to sales price ratio is pretty much spot on at 96%. This means that on average all of our properties that have sold in the last year sold with a sales price of 96% of their listing price. We use several different methods in the proper pricing of properties. We use what the business calls a CMA, Comparative Market Analysis, which will tell us about what the values are of the homes that have recently sold in the same area. We also do an absorption rate study and this tells us what the market will handle and about how long it might take to sell your home. It also will give us the amount and time of “stock” that is available. This means that if according to the analysis we find that there should be 5 homes that sell each month and there are 15 homes on the market in that area, and then we would determine that there is about a 3 month supply at that time. What is Your Best Marketing Plan or Strategy for My Needs? First we like to be able to view the property inside and out and take some proper measurements and gather some information. At this time we would present our pre-listing presentation that includes some very helpful information for you, the seller. Then we return to the office to do the CMA and also the Absorption Rate Study with the info that we have gathered both from the Onslow County Tax database, anything that you provide to us, and the info that we gather at the property itself. Upon determining the marketability of the property and doing these studies we put together a very in-depth listing presentation for you. We do extensive advertising, and promoting of your property. After we receive your listing, our entire office will caravan out to the property so that each agent may view it so that they will have it in mind for any of their clients that might be looking for a home such as this. In addition, we keep in touch with you at least once a week to keep you updated as to how many calls are received, how many showings there has been and so forth. We also request feedback from each agent that shows the home. Sometimes the feedback can be very valuable information in helping us to make the home even more marketable. In addition, we will do monthly CMA’s and Absorption Rate Studies to make sure that we are still competitively priced for the ever changing market. Another service that we provide for sellers are free info folders, this includes info on the area schools, average utility bills, a copy of the listing, and HOA (if applicable) information. We also include color photos on the listing and place them into folders which are then placed in the home for all perspective buyers to take home. This leaves a lasting impression on them and puts your property one step ahead because some of the buyer’s homework is already done for them! Where and how often do you advertise?
We use very aggressive advertising. Your listing will be placed into the Jacksonville MLS system (the online advertising system of the Jacksonville Board of REALTORS®) right away and this will then feed over into several other websites, including Realtor.com. In addition, your listing will be placed on our website of www.realtyworldtoday.com and then it will syndicate to no less than 30 other websites! Some of the websites include: trulia.com, yahoo Real Estate, and even the popular HGTV’s frontdoor.com! We also do what is called handshaking with other area agents and for every agent that we have this with it, it will also list on their websites! We will also use a large sign for the front of the home that is very easily read, and this sign will include flyers for people to take that will tell them more about the property. Will You Please Provide References? We have a plethora of references! Many are included in our testimonials section of our packet that we will leave with you for you to view in your own time. Or in the case, of you being out of state, we would be happy to mail it to you! What Are the Top Three Things That Separate You From Your Competition?
We have a family oriented business. Our agents consider themselves to all be part of a family here at Realty World Today. You will not see anyone saying or doing anything negatively towards any of our agents. We all work together to the good of the other. As stated before, we advertise all over the place. The web is the most widely used form of house hunting that buyers utilize and rest assured, if your home falls into the criteria that they have entered for their search, they will see it online! The third of many things that separate us from our competition is that we are constantly in training! We all attend training sessions within the office on a weekly basis and in addition, each of us continues to do online or in-class training at least once per month. Education is vitally important in our field and we all believe that the better educated we are about our job and the area, the better we will be able to serve our clients. May I Review Documents Beforehand That I Will Be Asked to Sign? You most certainly may review the documents before signing them! We would not ask our family members to sign something without them reviewing them and you will be treated as such! We want you to review them and ask any questions that you may have. How Will You Help Me Find Other Professionals? How Much Do You Charge?
The amount that is charged would be solely up to you, the seller. When we come out to view your home and give you the pre-listing packet, we explain in detail how it all works and we let you decide. Our firm charges a flat fee no matter what percentage you choose. The options to go with the higher percentage charged is so that we may offer the buyer’s agent a higher commission which will in turn get more people through the home which will facilitate it getting sold faster. What Kind of Guarantee Do You Offer? We do not earn a dime unless we follow through with our end of the listing/buyers agreement. There’s not a better guarantee out there! We will guarantee you top notch service that you won’t find anywhere else. Though we may be a small firm, we are highly trained and self-motivated to help you reach your goals. Our agents tend to get to know every single client on a first name basis when they call or come into the office. We want this to be as pleasant of an experience as possible for you.
